Mango is a referral platform for New York and New Jersey homeowners in trouble. Two paths: sell the property through a licensed agent, or keep it with the right attorney or HUD-approved counselor. We never charge you a fee, and we never take your financial records.
We don't negotiate with your lender, we don't take your documents, and we never charge you.
We work out which of two paths fits your situation, then hand you to someone licensed to act on it.
Path 1
🏷️
Sell the Property
If the mortgage is more than the home is worth and keeping it isn't realistic, a
properly structured short sale can end the debt without a foreclosure on your record.
Listed and sold by a licensed real estate salesperson
We push for a full deficiency waiver as part of the sale
You pay nothing. Commission comes out of closing proceeds
If there's a realistic path to staying, that work belongs with an attorney or a
HUD-approved housing counselor — not with us. So we connect you and step back.
Referred to a foreclosure defense attorney or HUD counselor
HUD-approved counselors are free — always
We take no referral fee from any attorney or counselor
We explain what to expect so you walk in prepared
What Mango never does
✕ Charge a homeowner a fee✕ Ask for your tax returns or bank statements✕ Negotiate with your lender for you✕ Take your deed or a power of attorney✕ Give legal advice✕ Tell you to stop talking to your servicer
What's Really On Your Mind
You're Not Thinking About Equity. You're Thinking About This.
Foreclosure isn't a spreadsheet problem — it's a 3am, can't-sleep, what-do-I-tell-my-kids problem. Here's what we hear most, and the truth behind it.
✕"I've failed as a parent / spouse / provider."
✓Foreclosure happens to teachers, nurses, veterans, and small business owners. It's a financial event, not a verdict on who you are.
✕"My neighbors and family will judge me."
✓Millions of households face mortgage distress every year. It's far more common — and far less visible — than people assume.
✕"I'll never be able to own a home again."
✓A short sale with a deficiency waiver can put you back on the path to homeownership in as little as 2–3 years. A completed foreclosure can take 7+.
✕"The bank will come after me for what's left."
✓Deficiency balances are often negotiable or waivable in a properly structured short sale. A HUD-approved counselor or an attorney can pursue this for you, and we can point you to one.
✕"It's too late — there's nothing left to do."
✓Even close to a scheduled sale date, options like emergency forbearance, last-minute modification, or a stay of sale can still apply. Call before you assume it's over.
✕"Everyone trying to 'help' is actually trying to scam me."
✓That instinct is healthy — predatory offers are real. We're a licensed advisory firm with transparent terms and a free initial consultation. No pressure, no upfront fees.
Step-by-Step Guide
The Foreclosure Process — Exactly What Happens & When
Most homeowners don't know where they are in the process. This is your roadmap — and where Mango can step in at every stage.
Day 1
STAGE 1 — MISSED PAYMENT
First Missed Payment
Your lender records a missed payment. Late fees begin. No public record yet — this is completely private and your most flexible moment to act.
✅ Loan Modification✅ Forbearance✅ Repayment Plan
Day 90
STAGE 2 — NOTICE OF DEFAULT
90-Day Notice / Pre-Foreclosure Letter
Under NY law, lenders must send a 90-day pre-foreclosure notice before filing. This is your last easy window. A HUD counselor referral is required to be included in this notice.
✅ Loan Modification✅ Short Sale⚠️ Act This Week
Month 4–6
STAGE 3 — LIS PENDENS FILED
Foreclosure Lawsuit Filed in Court
Lender files a Lis Pendens — now a matter of public record. A court summons is served. The formal judicial process begins. You have 20–30 days to respond to the lawsuit.
⚠️ Short Sale⚠️ Deed-in-Lieu🔴 Legal Response Required
Month 6–18
STAGE 4 — COURT PROCEEDINGS
Active Litigation — Judge Reviews Case
NY courts are backlogged. This stage can stretch 1–2 years. A judge-supervised settlement conference is mandatory in NY — Mango prepares you for this. Many cases are resolved here.
Judge issues a Judgment of Foreclosure and Sale. A Referee is appointed. Property goes to public auction — typically within 90–120 days of judgment. Redemption rights exist until the gavel falls.
🔴 Emergency Negotiation Only🔴 Bankruptcy Stay
Auction Day
STAGE 6 — PUBLIC AUCTION
Property Sold at Referee's Sale
Property auctioned. New owner obtains title. You may be subject to deficiency judgment if sale price doesn't cover what's owed. Eviction proceedings can begin immediately after.
🔴 Rights Largely Extinguished
Day 1–30
STAGE 1 — MISSED PAYMENT
First Missed Payment
Late fees begin. Lender contact initiated. NJ law requires the lender to send a Notice of Intent to Foreclose at least 30 days before filing — giving you a critical warning window.
✅ Loan Modification✅ Forbearance✅ Repayment Plan
Month 3–5
STAGE 2 — COMPLAINT FILED
Foreclosure Complaint Filed in Superior Court
Lender files in NJ Superior Court, Chancery Division. A foreclosure complaint and summons are served. You have 35 days to respond. Filing an answer can significantly extend your timeline.
✅ Short Sale⚠️ Deed-in-Lieu🔴 File Answer with Court
Month 6–18
STAGE 3 — DEFAULT JUDGMENT
Default Judgment & Final Judgment of Foreclosure
If no answer is filed, lender moves for default. Final judgment sets the amount owed. NJ courts are among the slowest in the US — this stage often runs 1–3 years due to backlog.
⚠️ Motion to Vacate🔴 Chapter 13 Bankruptcy
Month 18–48
STAGE 4 — SHERIFF'S SALE
Property Sold at Sheriff's Sale
NJ sheriff's sales occur weekly in each county. You have a 10-day right of redemption after the sale. New owner must then file for possession. NJ's long timeline is often misread as safety — it is not.
🔴 10-Day Redemption Right Only

Question 1 of 5
How many mortgage payments have you missed?
Have you received any official letters or notices from your lender or a court?
Do you have a tax lien, judgment lien, or government claim on your property?
Is what you owe on your mortgage more than your home is currently worth?
Where are you located?

🛡️ What's Protected — Foreclosure Doesn't Take Everything
A general overview. Your specific protections depend on your state and situation — we'll walk through yours directly.
💼
Retirement Accounts
401(k)s, IRAs, and most pension accounts are typically protected from creditors, including mortgage lenders, in both NY and NJ.
🚗
Personal Property
Your vehicle, furniture, and personal belongings are not seized as part of a mortgage foreclosure — only the real property tied to the loan.
❓
Your Specific Situation
Exemptions and protections vary by state, lien type, and circumstance. The only way to know exactly what applies to you is a confidential review.
🚨If It Feels Too Good (or Too Fast) — Pause.
Homeowners in distress are targeted by predatory "investors" and scam rescue services every single day. Trust your instinct if something feels off. Here's what to watch for:
🚩Asks for any upfront fee before doing anything
🚩Pressures you to sign documents same-day
🚩Offers to "buy your house back" later — rarely happens
🚩Tells you to stop talking to your lender
⏳ "I'm Out of Time" — Probably Not
Wherever you are in the process, there's usually still a move to make.
6 Weeks Out
Loan modification, forbearance, and short sale are all still realistic options at this stage.
✅ Strong Options Remain
2 Weeks to Sale Date
Emergency negotiation, last-minute modification, or a stay of sale request may still apply.
✅ Act Immediately — Call Today
Notice of Default Received
This is the earliest, most flexible stage to act. The sooner we talk, the more paths stay open.
✅ Ideal Time to Call
👨👧👦
For Parents Worried About Their Kids
Your children don't need to understand mortgage law. What they need is a parent who has a plan and isn't drowning in silent panic. That's exactly what we help you build — a clear next step, so you can show up for them with steadiness instead of fear.
💭 The Real Cost of Waiting
It's not just about money. Every month of silence costs you something else, too.
📉
Fewer Options
Each month that passes closes off another path — modification, forbearance, and short sale all become harder to negotiate the further along the process gets.
😞
Compounding Stress
The emotional toll of an 18–30 month foreclosure process is real — sleep loss, anxiety, and strain on relationships often outlast the financial hit.
🎯
Lost Control
The longer you wait, the more decisions get made for you — by courts, lenders, or buyers — instead of by you, on your terms.
You don't have to figure this out alone.
One free, confidential conversation can replace months of guessing with an actual plan. No judgment. No pressure. No obligation.

Foreclosure Scams Are Real. Here's How to Spot Them.
When you're desperate, predators move in fast. These scams strip equity, steal title, and leave families in worse shape than before. Know what to look for.
🚨 Red Flags — Run If You See These
🚩
Upfront Fees Before Any Work
Legitimate advisors don't take your money before doing anything. Any upfront "processing" or "guarantee" fee is a scam signal.
🚩
"We Guarantee We'll Stop Foreclosure"
Nobody can guarantee this. Any firm promising guaranteed results is lying. Outcomes depend on lenders, courts, and your specific situation.
🚩
"Sign Your Deed Over to Us — We'll Rent It Back"
This is equity theft. You lose title to your home. The "rent-back" promises almost never materialize. This is illegal in most states.
🚩
"Stop All Contact With Your Lender"
Legitimate advisors communicate WITH your lender, not instead of you secretly. Cutting you off from your lender is a control tactic.
🚩
Pressure to Sign Documents Same Day
Any pressure to sign anything without time to review — or without an attorney — is a serious warning. Legitimate advisors want you informed.
🚩
Unmarked Mailers Targeting Your Address
After a Lis Pendens is filed, your address becomes public. Scammers buy these lists. Flashy "We Buy Houses" mailers often target distressed homeowners.

👨👩👧
Heirs to Property
When a homeowner passes and the title remains in the deceased person's name because the family never went through formal legal transfer, families face paralysis — unable to sell, refinance, or even repair. We explain the route out and connect you with an estate attorney.
We help you map who the heirs are and what the title currently says, before the legal work starts.
2
Legal Team Coordination
We connect you with vetted estate attorneys familiar with NY and NJ succession law.
3
Title Transfer Execution
Your attorney completes the transfer to the rightful heirs. From there you can sell, refinance, or keep it.
🤝
Short Sale Negotiation
Occurs when a lender agrees to let a homeowner sell their property for less than the total amount owed on the mortgage. A deficiency waiver means you walk away without owing the difference — it is the term to insist on.
We establish accurate current market value — critical for lender approval of the short sale price.
2
Lender Short Sale Package
Your lender will ask for a hardship package. As your listing agent we supply the comparable sales and the offer; the financial documents go from you to the lender.
3
Approval & Deficiency Waiver
As your listing agent we present the package and advocate for a full deficiency waiver as part of the sale.
💧
Upside-Down Mortgage
Also called "underwater" or negative equity — when your loan balance is higher than the current market value of your property. We map every strategic path: modification, short sale, deed-in-lieu, or strategic hold.
We calculate your exact negative equity position against current comparable sales in your area.
2
Strategy Mapping
We present every viable path — from staying and waiting for market recovery to clean exit options.
3
Chosen Path Execution
If selling is the right path, we list and sell the property. For other paths we connect you with the right professional.
🚁
Distressed Asset Rehabilitation
Damaged homes, dilapidated structures, run-down properties, and abandoned "zombie" sites all require urgent, accurate intervention to restore value. We explain what drives value on a damaged property, and if selling is the right answer we list and market it accurately.
FAA-compliant drone mapping provides a complete 360° exterior and roof condition report unavailable from street level.
2
Thermal Imaging Scan
Thermal cameras identify hidden moisture, structural damage, and energy loss — critical for accurate valuation.
3
Rehabilitation Roadmap
We build an intervention plan: what to repair, what to sell as-is, and how to maximize your outcome.
4
Urgent Value Restoration
Whether selling, refinancing, or rehabilitating — we move fast to stop further value erosion.
Know Your Rights
Foreclosure Terms — Plain English Definitions
Lenders and courts use terms designed to confuse. Here are the 24 most important words you'll encounter — explained simply.
🔍
Default
Failure to make mortgage payments as agreed. Typically occurs after 90 days of non-payment. Triggers the lender's right to begin foreclosure proceedings.
Stage 1
Deficiency Judgment
A court order requiring you to pay the difference between what the foreclosure sale raised and what you owed. A properly structured short sale can include a deficiency waiver that prevents this.
Financial Risk
Deed-in-Lieu
Voluntarily transferring your property deed to the lender to avoid foreclosure. Cleaner than foreclosure, sometimes includes relocation assistance, and avoids public auction.
Exit Option
Equity
The difference between your home's current market value and what you owe. Positive equity means you own value. Negative equity (underwater) means you owe more than the home is worth.
Financial
Forbearance
A temporary agreement with your lender to pause or reduce mortgage payments during hardship. Not forgiveness — you'll repay missed amounts, usually via a repayment plan or added to the end of the loan.
Relief Option
Foreclosure
The legal process by which a lender takes ownership of your property after you default on the mortgage. In NY and NJ, this requires a court judgment (judicial foreclosure).
Legal Process
Lis Pendens
Latin for "suit pending." A legal notice filed in the public record indicating a lawsuit has been filed against your property. This is when foreclosure becomes public knowledge.
Legal Filing
Loan Modification
A permanent change to your mortgage terms — interest rate, loan term, or principal balance — made by the lender to make payments more affordable. Not a refinance; no closing costs.
Keep Your Home
Loss Mitigation
The department inside your mortgage servicer that handles alternatives to foreclosure — modifications, short sales, deeds-in-lieu. This is the department a homeowner, counselor or attorney deals with.
Lender Dept.
Mortgage Servicer
The company that collects your mortgage payments and manages your loan account. Often different from your original lender. All foreclosure communications go through the servicer.
Key Entity
Notice of Default (NOD)
An official notice from your lender stating you are in default. In NY, lenders must send a 90-day pre-foreclosure notice before filing in court. This is your clearest warning signal.
Critical Notice
Negative Equity
When your mortgage balance exceeds your home's current market value. Also called being "underwater." You can still sell via short sale or exit via deed-in-lieu even with negative equity.
Financial
Redemption Period
A window after foreclosure sale during which you can reclaim your home by paying the full amount owed. In NJ, this is 10 days. In NY, the right of redemption generally ends at the foreclosure sale.
Time-Critical
Referee's Sale
In NY judicial foreclosures, a court-appointed Referee conducts the public auction of your property. The Referee's Report is filed with the court before the sale is confirmed.
NY Specific
Short Sale
Selling your home for less than the mortgage balance, with lender approval. A properly negotiated short sale includes a deficiency waiver — meaning you don't owe the difference after closing.
Exit Option
Settlement Conference
A mandatory court-supervised meeting in NY between you and your lender to explore alternatives to foreclosure. This is a powerful intervention point — Mango prepares you for it.
NY Required
Sheriff's Sale
In NJ, the public auction of your foreclosed property conducted by the county sheriff. Held weekly in each county courthouse. After sale, a 10-day redemption period applies.
NJ Specific
Servicer
See Mortgage Servicer. The company you send payments to. Wells Fargo, Mr. Cooper, Nationstar, Shellpoint — these are servicers, not necessarily original lenders.
Key Entity
Net Present Value (NPV)
A test lenders run to decide if a loan modification makes financial sense for them. If modification is worth more than foreclosure to the lender, they must offer it under certain federal programs.
Lender Decision
Deficiency Waiver
An agreement by your lender to forgive the remaining balance after a short sale or foreclosure. This is the single most important term in a short sale — without it, you could owe tens of thousands after losing your home.
Critical Negotiation
Escrow
The portion of your mortgage payment held by the servicer to pay property taxes and insurance. If your escrow runs short, your payment can increase — sometimes triggering default.
Financial
MHA / Making Home Affordable
A federal program that established guidelines for loan modifications. While some programs have ended, the framework still governs how servicers handle modification requests.
Federal Program
FHA / VA Loans
Government-backed mortgages with specific loss mitigation options unavailable on conventional loans. If you have an FHA or VA loan, your lender must offer specific alternatives before foreclosing.
Loan Type
Repayment Plan
An agreement to pay your regular monthly payment plus an additional amount to catch up on arrears over time. Available early in the process before formal foreclosure begins.

💙
If a health crisis brought you here, you are not alone — and you are not out of options.

Health Conditions We Commonly See in Foreclosure Cases
🧠
Alzheimer's & Dementia
Bills stop being paid. Taxes lapse. Mortgage falls behind — often for months before anyone notices. We help families intervene before it's too late.
🎗️
Cancer Diagnosis
Treatment costs, lost income, and physical exhaustion make keeping up with mortgage payments impossible. Medical hardship qualifies for special loss mitigation tracks.
❤️
Stroke & Heart Attack
Sudden disability can halt income overnight. Lenders have emergency forbearance obligations for sudden medical events that many homeowners don't know about.
🩺
Chronic Illness
MS, Parkinson's, kidney failure, lupus, and other chronic conditions create ongoing financial pressure that eventually breaks the mortgage cycle.
🧘
Mental Health Crisis
Severe depression, anxiety, PTSD, or psychiatric hospitalization can cause months of financial paralysis. These qualify as medical hardship for forbearance.
♿
Sudden Disability
An accident, workplace injury, or sudden onset disability changes income overnight. SSDI income can be used to qualify for loan modification.
🏥
Medical Debt Crisis
A single major hospitalization can generate bills exceeding $100,000. When savings are drained by medical debt, the mortgage is often next to suffer.
💔
Death of Co-Borrower
When a spouse or co-borrower passes after an illness, the surviving partner often cannot afford the mortgage alone. Specific protections exist for surviving spouses.
Special Focus — Cognitive Decline
When Alzheimer's or Dementia Is Involved
This situation deserves its own explanation. When a homeowner develops dementia, the foreclosure process often begins before anyone realizes there's a problem. Bills go unpaid silently. Mail goes unopened. And by the time a family member discovers the situation, the home may be months from auction.
Cognitive decline does NOT disqualify the homeowner from loan modification or forbearance — a family member with POA can apply on their behalf
Lenders are required to work with authorized representatives of incapacitated borrowers
A Medicaid-related home protection may apply if the homeowner requires nursing home care
The earlier a family member calls, the more options remain available — even with late-stage cognitive decline
What to Do Right Now — For Families

Servicios para Familias Hispanas Afectadas por Problemas de Salud
🧠 Alzheimer y Demencia
